friendly staff, quirky layout, fair breakfast - though butter forgotten and no sausage on the breakfast!

Guest house is located close to the University of Reading (Whiteknights campus) and various shops (grocery stores, take-aways, laundrette), and on bus route to city centre. Staff was helpful. WiFi worked very well.
Information in the website is misleading. It's not true that "each bedroom has shower facilities". Some rooms don't have a shower, and toilets are outside the rooms. Carpet in the room was not properly cleaned. Breakfast was very basic; no fruit, poor coffee.

Cheap, room cleanliness was acceptable, nearby restaurants, take-ways, pubs for evening meal, entertainment
Was unable to contact hotel via phone to confirm location, phone just rang out and wasn't answered several times. Not convenient for Reading town centre unless you choose to take a bus/taxi rooms not en-suite (although this is stated) it is possible to get accommodation in Reading for £40pn with full en-suite

Location which was near town with a bus service just outside and close to university depending on what part you were going to
No hot water in wash hand basin not sure about the shower did not use it breakfast advertised behind the bedroom door as bacon, sausage, egg, beans, toast - no sausage given mattress a bit lumpy and duvet thin no remote for televison which had basic channels

I was upgraded to a double room even though had paid for a single
I arrived for a 4 day business stayover in Reading and chose the hotel based on price and reviews. When I arrived at the hotel I was given a welcome from the landlady. It appeared that the guest house was run by an indian couple and the wife was welcoming and helpful when I arrived. It was near to Christmas and there were not that many guests at all, I think on the last night before I left I reckoned I must have been the only guest at the hotel. However their I will not be recommending the hotel to anyone and I would urge you to be careful when you book with them. Breakfast was meant to be served between 7.00-8.30 each day. Remember its a b&b house? I pay for this. I had to leave for work no later than 7.45 each day so I had hoped to have breakfast as early as possible to get away on time. 1St day breakfast was served by the husband who was sniffing ans snorting all through cooking it. How off putting was that to me? 2Nd morning the door to the breakfast area, was locked until 7.30 and I had to bang on the door before it was open to be served by the husband. Day 3 the door was never open and I didnt get breakfast at all. Completely shocking. When I asked the landlady later in the day she just told me that her husband was ill, no recompense or anything offered to me. My last morning door again locked, and I had to ring the house on my mobile for about 5 minutes, to wake up the landlady before she opened the breakfast room door at 7.45am!! Didnt say anything at breakfast and burnt my toast, probably deliberately. My experience taught me that as one of only a few guests until they left for Christmas they werent that bothered about looking after our needs, At the start I would have intended to consider staying again, but after all that hassle, I certainly wont be going back and I reckon as paying customers consider alternatives. I've stayed at many hotels now in Reading and the Brackenhurst is priced similar or less to many. I'm not surprised.

Its location and price. The breakfast was good
It is very down at heel, it needs a lot of redecoration. The room I was in smelled very musty. There only appeared to be one shower and toilet for all the rooms. There wasn't shampoo or soap in the showers. Its a shame as there is a lot of potential and a lovely large house.

The staff were very friendly.
Sanitary facilities are inadequate - one toilet (without a sink) and just one bathroom with toilet, sink and shower. Breakfast was poor and the tea and coffee were horrid. For what it was, it should have been a lot cheaper.
